Q. What do I need to do immediately? - Buyer's Role
A.
You need to: - Instruct your Solicitor to act for you. - If seeking a mortgage, submit Mortgage Application, pay valuation fee and be sure to supply all paperwork requested by the Lender. - If seeking a mortgage and are employed, ensure your Employer returns the reference request by return. - If you do not require a mortgage but require a valuation, etc, commission a Surveyor to inspect the property. - Pay search fees (in advance) to your Solicitor.

Q. What do I need to do after 7 days? - Buyer's Role
A.
You need to: - Check with Lender that Surveyor has been instructed. - Check with Lender that survey has been done. - Check with Lender that Report is satisfactory. - Check that your solicitor has applied for searches.

Q. What do I need to do on receipt of my Mortgage Offer? - Buyer's Role
A.
You need to: - If mortgage offer is satisfactory, immediately complete and return the acceptance form. - If mortgage offer is unsatisfactory, please contact us immediately to discuss. - Ensure that your personal funds are available in cash or Banker's Draft for deposit, legal costs, stamp duty, etc, so there's no delay in Exchange of Contracts or Completion.

Q. What do I need to do when my solicitor informs me that exchange of contracts is near? - Buyer's Role
A.
You need to: - Discuss Completion dates with your Solicitor and, when agreed in principle, organise your Removals. - If you are likely to be away when contracts are due to be exchanged, consider giving your Solicitor Power of Attorney to act for you in your absence.

Q. What do I need to do immediately? - Seller's Role
A.
You need to: - Copies of Deeds will be required by your solicitor immediately, so ascertain exactly where they are located (if the property is mortgaged the name and address of the Lender will be required, together will the Roll No.) - Then formally instruct your solicitor to act for you and pass on the information.

Q. What do I need to do as soon as I receive my questionnaires? - Seller's Role
A.
You need to: - Respond very promptly to Preliminary Enquiries and to the Figures, Fittings and Furniture Questionnaire. - Also be sure to reply very promptly to further enquiries (if any).

Q. What is required of me after 7 days? - Seller's Role
A.
Check that your Solicitors have the Deeds of the property in their possession and have issued a Draft Contract.

Q. Is there anything I can do to move things along? - Seller's Role
A.
Until Contracts are ready for signature, keep in weekly contact with your Solicitor to ensure there is nothing causing unnecessary delay.

Q. What should I do when my solicitor informs me that exchange of contracts is near? - Seller's Role
A.
